If I think you maybe the right tenant for this suite then you would be invited to view the suite. My ideal tenant is someone who has been employed with their employer for a long time or is working in a technical field and meets my income requirements outlined below.
The following documents and conditions are required to apply to rent out this suite (bring them to the viewing in case you interested in the suite):
1. I would like a tenant that is earning at least $43,200 per year or at least $3600 monthly to be able to apply to rent this suite out (the earning amount can be combined with two people living here). Tenant must be professionally employed in their current work (company they currently work for) for at least 4 months. If tenant current work or job is under 4 months then I ask for previous employment reference. Please note that I will verify employment and income.
If the tenant employment income is not at least $43,200 yearly or $3600 monthly then I ask, are there other verifiable income proof or documents you can provide to me to prove you earning this amount?
2. I like at least two years worth of rental references starting with your most recent rental reference.
